Alabama

Alabama Licensure (Enacted 2002)

Alabama home inspectors are licensed by the Alabama Building Commission. The following license requirements apply:

  • Membership in and adherence to the ethics of an approved association OR

  • Certification under the Veterans Administration, U.S. Department of Housing and Urban Development, Southern Building Code Congress International, or Council of American Building Officials OR

  • Successful completion of high school accompanied by one year experience as a home inspector and one hundred home inspections for compensation OR

  • Licensure as a general contractor, professional architect, professional engineer, or residential home builder on or after January 1, 1998 AND

  • Successful passage of the American Society of Home Inspectors Standards and Ethics Exam and the National Home Inspector Exam.

The following insurance requirements apply:

  • General liability insurance - $20,000

  • Bodily injury/death (one person) - $50,000

  • Bodily injury/death (multiple persons) - $100,000

  • Errors and omissions insurance - $250,000
