Massachusetts Licensure (Enacted 2001)

Massachusetts home inspectors are licensed and regulated by the Board of Registration of Home Inspectors under the Division of Professional Licensure. License requirements for home inspectors were created via rule. Home inspectors may be licensed under two categories: 1) Associate Home Inspector and 2) Permanent Home Inspector. The following license requirements apply:

Associate Home Inspector

  • Successful completion of high school or equivalent

  • Successful completion of 25 home inspections under direct supervision of a licensed home inspector

  • Successful passage of the National Home Inspector Exam

  • Have identified a supervisory inspector who is licensed by the state of Massachusetts

Licensed Home Inspector

  • Successful completion of high school or equivalent

  • Must have been engaged as an Associate Home Inspector for one year and have performed no less than 100 home inspections under direct supervision

  • Successful passage of the National Home Inspector Exam

The following insurance requirements apply:

  • Errors and omissions insurance - $250,000
